Mr. Monnett: Ms. Sprague.
Ms. Sprague: I believe we just have the one case tonight which is Rita Fiorentino.

…expansion itself will take place along the south of the property line and there is already

…petitioner does intend to build an expansion with brick and to have it painted to match the building and then also they want to be conscious of the roof line so that they can keep the building with its historic nature because it is part of their brand for the business at this point. The site is located since it is a half block from the Town Center district it does act as kind of a transitional use which is recommended by the comprehensive plan. The expansion does not add any bedrooms so there is not going to be any capacity, there is still only going to be one family in there at a time so it should not add any traffic and hopefully it isn't too much of an expansion of the use itself. Then the block coverage won't be exceeded by the expansion and also go back to the aerial that the expansion isn't too close to either the street or the intersection of the alleys. It should be half way in between where the garage is and the rear (inaudible).
Mr. Monnett: It will be to the north correct?
Ms. Sprague: The petitioner is here if you have any questions.
Mr. Monnett: I have a couple of questions if you want to come and give your name and address please.
Ms. Fiorentino: My name is Rita Fiorentino; I'm at 147 N. Center Street in Plainfield.
Mr. Monnett: Is there a side porch that sits on the alley.
Ms. Fiorentino: Here is the side porch right here. In order to get this garage, I figured the best and easiest way to do it was to (inaudible).
Here is the other thing, our major fundraiser is at Christmas when we make crafts and we (inaudible). In order to do that, I either have to go out to the garage which I can't do when it gets cold, or one of the stores downtown has given me space to do those things, but then I have to leave so I can't do it if I have to (inaudible).
Ms. Duffer: I just have a question; do you live here as well?
Ms. Fiorentino: Yes, that is my home. That is the only thing I could think of, now as parking goes there is still three good spots in the front here, and there should be three good spots in the back and the church has given us permission to park there, except Sunday morning and Wednesday nights.
Mr. Monnett: Thank you. Are there any other questions, Mr. Gibbs? Mr. Cavanaugh? Ms. Duffer? I will close it to the public and open it up for further discussion or a possible motion on BZA-11-001.
Mr. Cavanaugh: I have a question for Jill or Joe, will this need to go to Plan Commission for final plan review approval or is this just a local building permit?
Ms. Sprague: Just a building permit. We had to take it to DRC and they were ok with what has been proposed so far.
Mr. Cavanaugh: Ok, thank you. So what we are looking at is not an increase, but a significant increase from the existing conditions, and the majority of the work is into the center of the property, I don't think we have any concerns above what is there now, they've got an existing garage there, they won't have to construct that far, I might feel differently because there is a current structure there and they are not significantly increasing that has impact, I don't really have a concern and it does seem like a needed addition to the facility.
Ms. Duffer: I agree.
Mr. Cavanaugh: With that in mind if there aren't any other comments, I move to approve BZA-11-001 as filed by Rita Fiorentino in requesting a variance to the use to expand an existing hospice home in the R4 district and a variance to development standards to allow said expansion to take place along the south property subject to the following conditions: 1. Substantial compliance with the site plan and the floor plan submitted and filed January 24th, 2011.
Ms. Duffer: Second.
Mr. Monnett: I have a motion and a second, Mr. Carlucci will you please poll our board?
